7366 Point of Rocks Road

A $26,000,000 Gulf-front estate on Siesta Key had no video. So we made one — a cinematic listing film built to help an agent sell a home.

Why We Made This

We came across this home on an agent's website. Twenty-six million dollars, sitting right there on Siesta Key's Point of Rocks — gated, Gulf-front, the kind of property most people will only ever see in a magazine. Beautiful photographs. And no video. Not one.

It was just sitting there. Somewhere out there is the person who wants that house, and a still photograph, however good, cannot walk them through the front door. It cannot glide them across the great room toward the water, or pull back over the infinity pool at the moment the sun drops into the Gulf. A photograph shows a buyer the house. A film makes them want it.

So we built the film the listing deserved and handed it to the agent. Nobody asked us to. There was no brief, no budget, and no shoot day — just a property that deserved better marketing than it had, and the conviction that the right sixty seconds could put it in front of the buyer who has been looking for exactly this.

There was a second reason, and we will be straight about it: we did not yet have a luxury listing film in our portfolio. We wanted one, because we want to do this work for other agents. Point of Rocks became both at once — a real asset for the agent carrying the listing, and the proof for every agent who comes to us next.

The Estate

Perched where the turquoise Gulf of Mexico meets Siesta Key's legendary Point of Rocks, this gated beachfront masterpiece defines luxury waterfront living in Sarasota, Florida. Behind its private motor court, walls of glass open to sweeping, unobstructed Gulf views — washing every room in ocean light and framing sunsets you will never share with a crowd.

Five bedrooms, five full and two half baths. A grand great room with panoramic water views. A chef's kitchen with an oversized island, and dining beneath handcrafted beams. A covered loggia with a summer kitchen and outdoor living rooms. An infinity-edge pool that melts into the Gulf horizon, sun-drenched terraces, resort-style grounds, and private beach frontage.

Siesta Key is home to America's top-rated beach, famous for its cool, powder-white quartz sand, and Point of Rocks is its most protected and most coveted stretch of shoreline — minutes from Siesta Key Village, downtown Sarasota's arts district, St. Armands Circle, and Sarasota-Bradenton International Airport.

How It Was Made

Every frame began as a still photograph from the property's own listing photography. There was no film crew, no drone permit, no scheduling around a seller, and no shoot day. Seventeen individually directed shots were built and sequenced into a single continuous journey: an aerial approach over the estate, the gated motor court, the arched entry and staircase, the great room opening to the water, the chef's kitchen, the loggia and summer kitchen, the infinity pool against the Gulf horizon, and a final aerial pullback as the light goes gold.

The film shipped with a complete release package, not just a video file: a keyword-front-loaded title, a chaptered description written for “Sarasota waterfront homes” search, a full tag set, and a custom thumbnail carrying the price, the specifications, the address, and the agent's name and phone number.

Start to finish, it was produced in a single day.

The Photographs the Film Was Built From

These are the listing's own stills — the same photographs any agent already has sitting in their MLS upload. Nothing here was staged, re-shot, or captured by us. This is the raw material, and the film above is what it became. Click any image to enlarge it.

What This Means for Your Listings

If you list homes, you already know the problem. The photographer comes, the photos go up, and then the listing sits — competing against every other listing that also has good photos. Video is the thing that separates them, and most agents skip it because they believe it means a crew, a budget, and a seller willing to clear out for a day.

It does not. If your listing has professional photographs, it already has everything we need. We can build a cinematic film for a $260,000 starter home the same way we built this one for a $26,000,000 estate, and you can walk into your next listing appointment showing a seller what their home is about to look like while every other agent is showing them a slideshow.

That is the entire pitch. The work above is the proof.
